Here are the steps you'll need to price DSCR in the Lounge:
1.) Select Non-QM: Yes
2.) Select Business Purpose Loan? Yes
3.) Select your Loan details
4.) Doc Type: Select Investor DSCR or No Ratio
5.) Prepay Period PPP > 0 (must always be greater than 0) due to Business Purpose (6 months Min for all NanQ/NonQM – Investment loans)
6.) Comp source: Select Borrower Paid
7.) UW fee buyout: must be set to NO (this is usually the case, but reach out to your Account Executive if you are unsure about this)
8.) Select Occupancy Type: INVESTMENT
9.) Check your lock terms days at the middle screen to get Pricing (15, 30, 45, 60 days)
